From choosing a suitable site or plot, finding the ideal location and getting your blueprints approved by the powers that be, the time between turning drawings into a housing development can be a long, complicated and lonely process. So, it’s good to know there is help and support out there for when you need it. Blackoak provide a complete Turnkey solution to cover all of your essential site works, earthworks, services and infrastructure. The term ‘groundworks’ refers to work done to prepare sub-surfaces for the start of construction work. The groundwork team will be the first onsite once permissions from the relevant authorities have been given, and the site is ready to be turned into a housing complex.

One of the first things that needs to happen on any new development is for the land to be ‘made good’ for building works to start. A surveyor stakes out the lot, based on original plot drawings that indicate the property boundaries, making alterations to the Topography of the land if necessary to reach certain levels or to alter the flow of water across the site. The site is cleared of brush and other debris, down to ground level and at least 25 feet around the planned house perimeter. This process is known as ‘earthwork’s’ and it requires excavating the site to the required levels, removing any topsoil layers, and muck-away of the excavated materials.

When the earthworks are complete and your land levels and site structure are implemented to the architects and customers satisfaction the net stage can begin, we can now start creating the foundations for each new home, road and access point on site, together with the trenches for the services and utilities which sit beneath ground level of the site. This includes the foul, water, drainage to treatment plants for processing, as well as gas, electric, cable etc… Once this infrastructure is in place the foundations can then completed ready for the substructure brickwork to be laid, and the flooring to be fitted. Throughout this process we provide full interaction with current project managers, QS, architects and any other contact point to take the stress off the customer and ensure the project runs seamlessly. All our regulations are extremely detailed and cover everything from electrical, structural and fire safety. We can also provide people of all abilities access to buildings and facilities.

We follow technical audit process throughout the building of each plot, in order to secure a high level of service. Development today involves a rigorous, comprehensive set of evaluations and approvals involving multiple parties in both the private and public sectors.

Depending on the size of the development construction a project can take anywhere between a few months to years to complete a full phase depending on size, works needed, and the complexity levels of each job. Once the infrastructure for each new residential unit and they are completed to a high standard we move onto the softer landscaping element of
the site. This can be uniform across the site, or be individually specific to each residence.

They’ll next turn their attentions to the landscaping and surfacing requirements on site. Now all the other contractors are ready to come and complete their own aspect of the project. From bricklayers, builders, roofers, plasterers, electricians and plumbers, this is the time when the other tradesmen come in to complete their respective works to finish off each new home to specification. Our groundworkers will simultaneously undertake the soft and hard landscaping to finish off external areas for communal green spaces. While also helping to construct car parks, block-pave driveways, and add the finishing asphalt surfacing to any new roads we’ve constructed on site.

Everybody employed or sub-contracted by Blackoak Contracts will undergo a strenuous, high level Full training programme to ensure they are fully competent with each phase of the job and have all the tickets and qualifications they need to carry out any aspect of the work we undertake.
